Explore a few tips and tricks for getting your Surrey Delta real estate in shape for the summer season, from the walkway to the yard to the inside!
Whether you’re looking for a new home to raise your family or are downsizing for retirement, North Delta real estate has a variety of properties for you to choose from. There are multi-story houses, open concept condos and plenty of other home styles to fit your specific needs.
The latest news coming out of the North Delta is the brand new $250 million highway project currently preparing to begin construction. The project has been a hot-button issue across the community, both for the positive buzz and the negative concerns surrounding it.
The North Delta real estate market has never been better and only shows signs of heating up even more as we head into spring. It is definitely a sellers’ market right now and with so many different options on the market, there is so much to choose from. This is great news if you are a buyer, but may provide some challenges if you are a seller. A well landscaped yard should definitely provide that extra edge that may move your home from the “for sale” market into the “sold” market.
Get your yard in shape
Your front yard is the first impression that any potential buyer will see when they come to look at your home. Make sure that your front yard is clear of any debris and that your lawn is freshly mowed. A well-manicured front yard will show any potential buyer that your home is in good working order and that the home, like the lawn, has been properly cared for.
Remember, a properly cared for front yard is more than just a freshly mowed lawn. Make sure that you weed any flower beds and remove any dead plants that did not winter well. While you are at it, replace or fill up any mulch, bark or gravel and stone areas before putting your home on the market. Again, these small attentions to detail are so important for the overall presentation of your home.
Give your home some colour
If you have ever been to any open houses, usually a bouquet of flowers is part of the table centerpiece. Flowers give any room or setting a certain flare. Make sure to do the same to the outside of your home. Again, while you are replacing your mulch or weeding your flower beds, bring in some durable and inexpensive flowers to give your yard and home a splash of colour. You will be surprised how far this little trick will go when it comes time to selling your home.
Give the outside of your home a quick power wash. A power wash will help remove any stains or dirt that may have built up and developed over the winter months. It will also wash away any algae or unsightly moss. Make sure to power wash all concrete or surfaced parts of the exterior of your home. This includes all decks and patios, driveways and walkways. Again your driveway and walkway are all important first impressions when it comes to selling your home.
A well landscaped yard is such an important piece when it comes to selling your home. Not only does it provide potential buyers with a first look at the overall property, it can also show what kind of care you have given your home. Make sure that you leave potential buyers with a positive first impression so you can move your home into the sold category. Need help selling your North Delta Real Estate? Give us a call!
Getting into the real estate market can be an exciting and also a scary time. There is so much to know and so much to do when it comes to purchasing your new home. Have I made a sound investment? Is this the right place for me? These are just a few of the many questions that will probably arise as you get closer to your closing date. With so many options available to choose from, here is a why a townhouse is not only a sound investment, but is also the right home for you.
A Great Starter Home
A townhouse is a great starter home. Usually a townhouse offers more room than a condo and gives the added bonus of some type of small yard. Townhouses also have their own private entrance and instead of storage units, they may offer storage in the form of a crawl space or if you are really lucky in the form of a garage. Not only do these features give a townhouse more of a home type feel, it also gives you more room to grow your life and perhaps your family.
Value and Choice
If you have begun that search for your perfect home, you may have found that many places just start to blend into each other. You may have a tough time remembering what condos had what features as the condo market seems to be flooded. This does not tend to happen if you are looking at townhouses. There are many great townhouse options to choose from in the North Delta real estate market and each offers different and unique features. Because of these features, rarely will potential buyers forget what townhouses they have looked at. This can be a great asset if you decide to eventually sell your townhouse.
A townhouse also offers far more privacy than a condo can. A private entrance and less shared walls make your townhouse more private than any condo. Also, townhouse complexes have far less residences so although you will get to know your neighbours, there are generally far fewer people coming and going from a townhouse complex than there are from a condo building.
A townhouse complex also brings an instant community and neighbourhood feel. This feel can be very welcoming and is an added bonus if you have children. Usually there are many families in a townhouse complex and this can provide your children with instant friends and perhaps even babysitters. In some cases, your townhouse complex may even get together for block BBQ’s or other community events.
These are just some of the reasons as to why a townhouse could be the right home for you. With the added flexibility of a great starter home, a townhouse can be a great investment and a sound decision when it comes to investing in the real estate market. Come by today so we can show you some of the exciting townhouses that are available in the North Delta real estate area.
If you have been outside lately it appears that we have made it through another West Coast winter. Spring is on its way! Spring time not only means longer days, it is also provides a much needed opportunity to give your home a thorough and probably much needed cleaning. As the premier North Delta real estate agent, I would like to offer you the following three spring cleaning tips. These tips should have your home in tip top shape just in time for the first cherry blossom!
Remove All Old Stains
Hopefully you have been diligent about removing stains as they happened over the winter months. If you have not or just missed some of the stains, now is the time to get that stain out of your home. Spring time offers a great opportunity for stain removal because you can open up your windows and allow sufficient drying time for your carpets or upholstery. Use an all-purpose cleaner or a stain remover that will not harm or fade the fabric. Make sure to test the stain remover on an inconspicuous piece of fabric before using it to remove that stubborn stain.
Carpets and Floors
Chances are your carpets and floors are in dire need of some real TLC after the winter. The standard vacuuming job is not going to be sufficient for a proper spring cleaning. Instead, think about hiring or renting a steam cleaner to give your carpets some much needed attention. A proper steam cleaning will help remove any germs, dust and winter dirt as well as any stains that may have accrued over the winter. Remember to open your windows to let that spring air help dry your carpets.
After you have tackled your carpets, next up is your hardwood or laminate flooring. If you have neglected those floors, now is the time to give them a proper and thorough scrub. You may also want to use some type of a protectant or wax to help prepare them for spring and summer traffic. Again, the fresh spring air will help to properly dry your floors and prevent any type of mildew from forming.
Tiles and Bathrooms
Get into your bathroom and scrub and scour any tile or laminate you have, particularly the shower stall or around the bath. Chances are these areas have not had a proper chance to dry over the winter months. Now is the time to get all of the mold and mildew out of your bathroom and get that spring clean feeling. While you are at it, you may as well clean the rest of your bathroom so it matches all of the hard work you have done in the shower/bath area.
Spring cleaning is never fun, but all of your hard work will pay huge dividends in the end by giving you a more orderly and cleaner home to relax in. So get out there and get your spring clean on! If you need help buying or selling your home we are always here to help. We are the premiere North Delta Real Estate team and if you have any questions please give us a call, we would be happy to answer them.
A properly winterized home not only makes a comfier and cozier place to spend the winter, it will also make your home more energy efficient which means savings on your next energy bill. Even though we live in the lower mainland and our winters are supposed to be mild, you will be pleasantly surprised by the savings you will find by following these home winterizing tips.
Turn Down the Heat?
Turn down the heat – in the middle of winter? Are you crazy? This tip must sound counterintuitive to say the least. That being said, with every degree you turn down your thermostat, you will save up to 3 percent off your next heating bill. That can amount to some big savings over the course of a winter, especially if you turn your thermostat down at night or when you are at work during the day.
Properly managing a thermostat can be tricky, however. If you are like most of us, remembering to turn down your heat may not be all that high on your priority list. If this sounds like you, you may want to think about using a programmable thermostat. A programmable thermostat will pay for itself in the first year of use and will definitely make your home far more energy efficient.
Stop the Drafts!
Did you know that up to 30% of your energy bill may be going to heat the great outdoors? If you have drafts in your doors or windows, you are not properly heating your home. Make sure to check all of your windows and doors for drafts. If you find drafts, make sure to seal them by using either weather stripping, door jams or caulking. Another great way to stop drafts from under your doors temporarily is to simply roll up an old towel or blanket and place against the bottom of the door.
Turn on the Fan?
This tip may sound even worse than our recommendation to turn down the heat. However, if you have a ceiling fan installed in your home, you may want to continue reading. Every ceiling fan has a direction switch on it. During the summer months, the fan runs counterclockwise, circulating the air to help keep you cool. Switch the fan’s direction to clockwise and run it on low during the winter months. This will help to draw warm air down from the ceiling and circulate it into the middle of the room
By following these tips, we hope that you will make your home not only warmer, but also more energy efficient. If you have a newer home such as those available in the North Delta real estate market, your home should already be as energy efficient as possible. However, if you have an older home, you may need to look for drafty windows and doors. Good luck and get winterizing!
A New Year
Now that Christmas has come and gone and the decorations are put away for another year, it is time to think about how you want to reorganize your living space. A new year represents a new opportunity to lay your home out in a new fashion, perhaps with a theme that will reflect any new years’ resolutions you have made. As the premier North Delta real estate agency, we would like to offer you some unique and fresh new ideas to get your new year off to a great start.
A Winter Theme
Just because it is the New Year does not mean that winter is on its way out. January has historically been one of the colder winter months. With plenty of winter left on the calendar, why not set your home up in a winter theme?
To get that winter look in your home, think of using snowflakes and cold colours such as blues, grays and whites. Using these colours to accent your bedding or your couch can really transform your home and give off a winter atmosphere. Add in some metallic or turquoise colouring to really set the tone of winter.
Let it Snow!
There may be nothing more synonymous with winter than snow. You can bring this theme to life inside by adding a snowflake theme. Think about adding snowflake print throw cushions to either your living room or your bedroom. Another great touch are inexpensive snowflake decals that you can place on living room or bedroom mirrors. Both of these ideas are a great way to give your home that winter look.
Minimalism can also give off the appearance of winter. Try using a fake tree that only has its branches left to give that winter feel. Add some glitter to a branch to give the appearance of frost and snow to further enhance your winter decor.
Finally, leaving a few winter themed items in and around your home can give that final touch to your winter theme. For instance, a vintage metal sled propped up paired with an old toque and mittens in the entrance way will welcome guests and family alike to a winter wonderland. Another great winter idea can be an over sized pine cone. Spray paint part of the pine cone white to simulate snow and you have a great winter prop for your mantle or entrance way. Finally, instead of putting your Christmas wreath away, maybe think of hanging it above your fireplace for an inviting place to come and warm up during the cold winter months.
Winter is a great time of the year to enjoy the all of the comforts of your home. Why not enjoy a wintry theme in your comfy and cozy house that reflects what is going on outside? If you would like more information, or if you are looking for a new wintry home feel free to contact us, we would be happy to help. Happy decorating!
Much like the cyclists themselves, this year’s Tour de Delta has whizzed past in such a blur that it felt like it was over before it began. Luckily, Delta residents had plenty of time to soak up the festivities while cheering on their favorite racers as they sped past familiar streets in North Delta, Tsawwassen and Ladner.
The big winners took home not just trophies but also wads of cold, hard cash. Tour de Delta serves another purpose of gearing up more professional-minded athletes for races making up BC’s “Superweek” as well as even bigger races like the Tour of Britain. Continue reading
